Sample workup

A shortened example of a real workup Ridge did in October 2026 for a buyer who wanted mountain land with a creek and room for 2 cows, some goats and a horse. It shows the format. It is not a current offer or a recommendation to buy.

1. Listing check

  1. The listing page loaded and showed "Available".
  2. It was last updated in July, so status needs confirming with the MLS number before any offer.
  3. A second site showed the same lot at a different price. That mismatch is flagged.

2. Water and trees

  1. Abeyta Creek runs through the property, per the listing. Year-round flow is not confirmed.
  2. At 35+ acres, a Colorado exempt well permit can allow livestock watering. A nearby lot in the same subdivision already has a decreed well for livestock.
  3. Creek water alone is not a water right unless it is decreed.
  4. Mature trees with open meadows.

3. Zoning and livestock

  1. The county's Agricultural district allows grazing and animal husbandry by right. This lot's exact zone still needs confirming with county land use.
  2. Rolling meadow ground, easy to fence. Expect to feed hay most of the year at this size.

4. Covenants (recorded)

  1. Livestock allowed if fenced, clean and not a nuisance. Barns and pens at least 50 ft from the property line.
  2. Homes must be at least 900 sq ft, permanent, on a foundation, not mobile in appearance, and finished outside within 6 months. A tiny cabin would not qualify.
  3. Written developer approval is required for buildings, fences and corrals.
  4. Setbacks: 50 ft from road, 25 ft sides, 30 ft rear, and 200 ft from the highway for this lot.
  5. An owners association and dues start only after every lot sells. None has been formed.

5. Access and utilities

  1. Access from a U.S. highway, so hay and trailer delivery is realistic all year.
  2. Power at the road. Well and septic not stated.

6. Red flags

  1. Listing may be stale or the price may have changed.
  2. Developer approval rule may be hard to satisfy today.
  3. Flood zone, wildfire risk and the legal access route still need checking.
  4. Long drive from the buyer's home base.

7. Verdict

Best livestock fit of the buyer's shortlist. Next steps before any offer: confirm status and price, confirm zoning with the county, and order a title search.
